Q. How do I find a great deal in the East Bay?
A. You’ve probably heard the old axiom “the early bird catches the worm” haven’t you? When it comes to finding a great property in the East Bay, there is nothing more true than this statement. Finding and securing a great property before other buyers and agents get a chance to is really the only surefire way to guarantee yourself a “deal”.
But how do you actually find a great deal when in reality, there are dozens of buyers just like you who are either first time home buyers, are FHA qualified, have 3.5% down, and are looking at the same homes you are coming across online. Even if you are an all cash buyer or have 20% down, how are you going to deal with competing buyers who are looking at the same homes online that you are?
Surely when there is a great deal that you come across online, you are not the only buyer that knows about it. That’s why the best homes only last a day or two from the moment they hit the market. You along with dozens of buyers have their finger on the trigger when a great home is seen online.
Statistically speaking, you are not going to get the home you want when you come across it online. This is happening everyday to buyers all across the bay area.
So how do you compete with this? What is the “secret” you need to really understand? To understand this, you must learn, accept, and internalize the following question and answer.

A. The number one biggest mistake buyers make when searching for homes is that they put more value, time, and energy, into finding the right home rather than trying to find the right agent.
At this point you’re going to be in one of two following camps:
- You don’t believe this statement because you think it’s just a sales pitch. To which we would say, no problem, go ahead and continue looking the hard way for a real property deal.
- You understand this point and realize that the active agents working the market that know the inventory before it hits the market are logically the best source to find the best deals.
To make this point even more clear, understand this:
Every place online that you have started looking for homes is showing you information based off of data/news that has already happened. If it has already happened it means everyone knows about it. So how can you find a “great deal” if everyone else also knows about it? You can’t!
By instead shifting your focus to looking for a top agent actively working the market everyday, then you will have an immediate edge on everyone else spending their time online because top agents know about the best property deals before the deals are even signed and made active on the market.
They know this because they track the inventory each and everyday, so they know about homes that are going to hit the market and prepare their buyers for them to be first in line (since everyone else is looking online where the information is late).
Also, think about this, when you are searching online for homes, do you really think that a real great deal will find its way onto Zillow, Realtor.com, or any companies website if all of the top producers in the area already know about it? No way!
As a great agent they will either buy the home for themselves as an investment because its such a great deal or they will get one of their exclusive buyers into one of them.
